Hospitality Consultancy Services
Green Bull Partners provides transaction consultancy services within the hospitality sector. Green Bull Partners does not own hotel assets, but the partners have an owner’s mindset and adopt a commercial approach to the appraisal of new opportunities and to potential disposals.
- detailed financial appraisal of target hotels (either on an asset basis or corporate basis), including P&L and cashflow analysis
- due diligence, oversight and transaction management, including collaboration with other specialist advisors such as lawyers and tax accountants

Residential, Supported Housing and Healthcare
The United Kingdom residential sector relies heavily upon an ageing stock. This also applies to affordable housing and properties designated for registered care or supported housing use.
Green Bull Partners delivers new-build and professionally refurbished properties, which draw on up-to-date technology and are fit for purpose for the next generation. Our projects include a combination of affordable housing and supported housing, with a focus on specialised supported housing (SSH). The company also provides transaction consultancy services within these sectors, partnering with third party owners.
Green Bull Partners collaborates closely with care providers and registered providers to develop and deliver SSH accommodation. We can work to your specification, reflecting the needs of individual service users and, where appropriate, build in assistive technology.
Fundamentally, we value social responsibility. We will structure our developments as efficiently as possible, always recognising the long-term needs of underlying occupiers, operators and registered providers.
Advances in medical care and changes in approach to social and medical care provision mean that there will be an increasing demand for properties designated for supported living for the foreseeable future. In particular, the NHS’s Transforming Care Programme is driving greater demand for community-based residential settings.
Research commissioned by Mencap / Housing LIN (published April 2018) projects an increase in demand for SSH units from 22,000-30,000 beds in 2017/2018 to 30,000-37,000 beds in 2027/2028.

Green Bull Partners provides transaction consultancy services within the hospitality sector. Green Bull Partners does not own hotel assets, but the partners have an owner’s mindset and adopt a commercial approach to the appraisal of new opportunities and to potential disposals.
The quantitative analysis undertaken by the partners is rigorous and any corresponding recommendations have clear rationale. The partners are cognisant that, being operationally leveraged businesses, small changes in forecasted operating assumptions can have material implications for financial viability. Together with owners, the partners focus in detail on key operating assumptions and metrics.
The partners have extensive experience in development and transaction roles, which enables them to offer a thorough consultancy service including:

Joe Green
Partner
Joe Green
Joe has 20 years’ experience in complex transactions, particularly in the UK and European real estate markets. He most recently led the team within Amaris Hospitality which was responsible for new development, acquisitions and disposal transactions.
In addition to this experience, Joe has pan-European private equity investment experience gained from advising global private equity funds and from working within the investment teams at JER Partners and Quinlan Private.
Joe has also worked in the banking sector, beginning his career with JP Morgan in New York and subsequently working with Nick Bull at Lloyds Banking
Group PLC, where he gained extensive experience of restructuring and non-performing loan transactions in the aftermath of the 2008 “credit crunch”. In this capacity, Joe and Nick jointly disposed of +£4bn of non-performing loans secured by real estate.
Joe is a graduate of Harvard College, Massachusetts, where he studied Applied Mathematics and Economics.

Nicholas Bull

Nick Bull
Nick has over 20 years’ experience of UK and European real estate markets. He most recently led the team within Civitas Housing Advisors Limited responsible for the acquisition of specialist healthcare and supported housing properties for Civitas Social Housing PLC.
Prior to this period, Nick was a partner in a boutique corporate finance business, which raised capital for entrepreneurial property businesses and advised clients in relation to legacy restructuring issues arising out of the 2008 “credit crunch”.
Nick has extensive banking experience gained from working within the real estate fixed income and principal finance businesses of Lehman Brothers, UBS Investment Bank and Bank of America Merrill Lynch. This experience extends to senior and mezzanine lending, equity investment and special situations. Alongside Joe Green, Nick also worked within the Lloyds Banking Group PLC business support unit, responsible for advising on debt restructurings, asset management initiatives and executing non-performing loan sales.
Nick is a graduate of the University of Nottingham, where he studied Law.
